Cancellation Policy
Ben's Beach Homes/PCBrentals will only offer a refund of monies collected if we are unable to deliver you the home reserved (Ex. Fire, Flood, Etc.). If you have to cancel, we will do everything in our power to rent your dates to another party. We will refund your money IF we are able to do so. The minimum amount guest will be charged for a cancellation is $375.
Also, you may be responsible for any difference if we obtain another reservation for a lower rate.
Deposit Policy
There is a 50% down payment to reserve all properties. The balance is due 60 days before your check-in date. If guest fails to pay balance within the next 7 days we will remove your reservation and keep your money. Once collected, monies are non-refundable. (Please see Cancellation Policy)
Rate varies due to seasonality and holidays.

Our stay was great! The house was exactly as described in the listing. BUT I don’t recall reading about the picture window with a breathtaking view of the ocean!! Just beautiful! Parking was great, which is a feature I’m always looking for with three adult children driving separately. Check in and check out were AMAZINGLY easy. Rental was a bit pricey; the most I’ve paid thus far for a week’s stay. Ben was overwhelmingly responsive. I would definitely recommend this house and location.

We recently stayed at Ben’s amazing beach house. It was a great experience.
The house has an amazing view of the beach. And the house itself was incredibly spacious, ensuring everyone in the group felt right at home. The interior is set up wonderfully to accommodate large groups, with plenty of comfortable sitting where we could spend quality time together. The bedrooms were cozy and provided a peaceful spot for restful nights at the end of a day at the beach.
The peacefulness of this beach really stood out to me. Despite the great location, we never had to deal with any crowds at our beach, allowing us to truly unwind and enjoy the beautiful surroundings
Communication with Ben was great. And he was overall thoughtful throughout. I would recommend staying at one of Ben’s locations.

We stayed at here for Thanksgiving break and had an amazing time in Ben's home. The house was spacious enough for 12 of us (8 adults and 4 small children) with plenty of comfortable seating. The back deck was where we spent most of our time enjoying the view morning, day, and night. The hot tub was well maintained and was used every day we were there. The location is amazing and very convenient for an enjoyable stay at the beach but only a few minutes from great restaurants and nightlife.

Perfect location. Walk to the beach anytime you want! Views are so dreamy from their balcony, living room, deck, bedroom. You will not want to leave the home. We never got bored with even in the home with TVs in every room with channels and dvds, board games, cards, Plenty of books if you forgot to bring yours. Fully stocked with extra towels and linens. Lots of sitting in the living room. Lot of storage in closet in each bedroom. Bonus was the hot tub! We sat in the bedroom balcony for beautiful sunrise and sunsets. Best part it’s pet friendly!! Their communication speed and skills are amazing! He immediately responded to all my questions before I booked, and gave quick replies once I was there. I would choose to stay with Ben’s Beach Homes again and again.

Great house with a fantastic view! Beach access and the hot tub was our favorite part, and the area had just the right amount of people on the beach (not too crowded). A few smaller items weren’t clean and were broken/missing when we arrived, but it wasn’t really an issue. We really loved our stay, and felt like it was worth every penny!

Absolutely beautiful vacation home. Hardly anyone on the beach on this end and the hot tub on the back porch was surreal to sit in while looking at the ocean! Nice sized queen beds in every room, TV in every room and even the bunk beds were queens (my 2yo and 5yo loved it)! Ben was extremely responsive and able to resolve an issue with a ceiling fan we had on arrival. We would definitely recommend staying here!
